Unique Rental Code (NRA) Becomes Mandatory from July 1 – Is Your Holiday Rental Compliant?

As a law firm specialized in real estate and tourism law, we want to alert property owners and managers in Andalusia, especially along the Costa del Sol, about a crucial legal update: starting July 1, 2025, it will be mandatory to obtain the Unique Rental Code (Número de Registro de Alquiler, NRA) to legally advertise and rent out tourist properties.

Failure to comply may result in fines, legal complications, and the removal of your listings from platforms such as Airbnb, Booking.com, and Vrbo.

What is the Unique Rental Code (NRA), and why do you need it?

The NRA is a unique code assigned by the Spanish Land Registry (Colegio de Registradores) that officially identifies each property offered for short-term tourist rental.

This measure is part of a broader effort to regulate the holiday rental sector, ensuring legal compliance, consumer protection, and tax control. Without the NRA, your property will be considered non-compliant with current rental regulations.

Who is affected by this regulation?

The requirement applies to all properties registered for tourist use in Andalusia and Spain, particularly in high-density tourist areas such as:

  • Marbella
  • Málaga City
  • Fuengirola
  • Estepona
  • Benalmádena
  • Torremolinos
  • Nerja
  • Manilva
  • Mijas

Whether you are an individual owner or a professional holiday rental operator, you must apply for the NRA to continue operating legally from July 1.

What are the risks of not complying?

Failing to obtain the NRA can lead to serious consequences, including:

  • Financial penalties
  • Prohibition from listing your property on major rental platforms
  • Legal liability and administrative sanctions
  • Temporary or permanent closure of your rental activity

As real estate attorneys, we can help you avoid legal risks and ensure your property is fully compliant.

How to apply for the Unique Rental Code (NRA)

The application process is entirely online through the Spanish Land Registry’s Electronic Office (Sede Electrónica del Colegio de Registradores).

Here is a step-by-step overview:

Step 1: Digital identification

Log in using your electronic certificate as a registered user.

Step 2: Complete the application form

Provide the following:

  • Property’s CRU (Código Registral Único)
  • Full address and cadastral reference
  • Rental type (full unit or room)
  • Landlord details and maximum number of guests
  • Supporting documents (e.g., tourism license, proof of ownership)

Step 3: Sign and submit

Digitally sign the application and submit it along with all required documentation. You will receive a provisional NRA via email once the request is accepted.

Already have a Tourist License? You still need the NRA

It is important to clarify that having a tourist license issued by the Andalusian Regional Government is not sufficient. The NRA is an additional requirement now imposed by the Land Registry.

Many owners mistakenly believe they are compliant when, in fact, they are not under the new legislation.

We offer a free legal review to assess your situation and determine whether action is needed.
