Real estate law in Madrid

Buying or selling property in Spain involves more paperwork than most international clients expect: title searches, outstanding charges, community fees, planning permission, energy certificates, and a notary appointment that has to be booked and prepared correctly. We handle all of it. Before you sign anything, we check that the property is registered as described, free of debts and liens, and legally sound to buy or sell, whether it’s an apartment near Retiro, a townhouse in Chamberí, or an off-plan new-build in the north of the city. For sellers, we prepare the sale contract, manage the notary process, and make sure your tax obligations, including non-resident capital gains withholding, are settled correctly.

Tax and residency services in Madrid

Owning property or living in Spain brings tax and residency questions most people only ever ask once, which is exactly why they’re easy to get wrong. We prepare non-resident tax returns (Modelo 210), asset declarations (Modelo 720) and general fiscal planning, and we handle NIE number applications and residency permits for clients relocating to or investing in Spain.

Can you help me buy property in Madrid if I don't live in Spain?

We do this regularly. Acting under a power of attorney, we can review contracts, complete due diligence, arrange your NIE number, and attend the notary appointment on your behalf, so you don’t need to fly in for every step.

Do I need an NIE number before I can buy a property in Spain?

Yes. An NIE (foreigner’s tax ID number) is required to buy property, pay Spanish taxes, or open a bank account here. We handle the application for clients regularly, either in person or remotely through a Spanish consulate.

I have a property or legal matter outside Madrid: can you still help?

Often, yes. From our Madrid office we regularly represent clients with real estate and litigation matters in Costa Blanca, Barcelona, Galicia and the Basque Country, working with local notaries and land registries as needed.
