This guide covers the cheapest places to buy property on the Costa del Sol in 2026, with updated price data so you can compare options realistically and find the right fit for your budget.

Why Property Prices Vary So Much Along the Costa del Sol

The Costa del Sol stretches roughly 160 kilometres along the southern coast of Málaga province. Prices at the top end (Marbella’s Golden Mile, Sierra Blanca) can exceed €10,000 per square metre. But as you move east towards Axarquía or west towards the Campo de Gibraltar, the picture changes considerably.

Several factors drive the price differences:

  • Distance from tourist hotspots and international airports.
  • Availability of public transport and amenities.
  • Proximity to the sea and established expat communities.
  • Local infrastructure investment and urban development plans.

The most affordable areas tend to sit just outside the tourist belt, or in towns where the local residential market still dominates. That is changing as more international buyers look beyond the obvious options.

Manilva and La Duquesa: Value Close to the Border

Manilva, at the western tip of the Costa del Sol, consistently ranks among the most affordable municipalities in the province. Average prices in 2026 sit at around €2,100 to €2,500 per square metre for apartments, with detached homes available at considerably lower prices per square metre than in Estepona or Marbella.

The La Duquesa marina area has seen growing interest from British and Irish buyers in particular. It has a relaxed atmosphere, a working fishing port, good golf nearby (La Duquesa Golf and Alcaidesa Links are both within a few minutes), and quick access to Gibraltar airport. La Línea de la Concepción: Arguably the Cheapest Option

Just across the border from Gibraltar, La Línea de la Concepción offers some of the lowest property prices on the entire Costa del Sol. Average prices in early 2026 were around €1,581 per square metre, according to Idealista data, making it a fraction of the cost of Marbella or Estepona.

It is worth being clear about the trade-offs: La Línea is an urban town rather than a resort, and parts of it are still in transition. But for buyers who work in Gibraltar, want sea views on a tight budget, or are investing with a long-term horizon, the value-to-location ratio is hard to match.

Torrox: Sunniest Town in Europe, Surprisingly Affordable

Torrox, on the eastern Costa del Sol (Axarquía), holds the distinction of having the best climate in Europe according to several meteorological studies. It also has an established German expat community (so much so that it is sometimes called the “most German town in Spain”), good services, and prices that are still well below the average for the province.

Expect to pay around €1,800 to €2,200 per square metre for a coastal apartment in Torrox-Costa, with inland village properties available for considerably less. The surrounding Axarquía region (Nerja, Frigiliana, Vélez-Málaga) offers similar value.

Vélez-Málaga and Torre del Mar: Authentic and Undervalued

The capital of the Axarquía comarca, Vélez-Málaga sits inland but has a coastal arm in Torre del Mar that attracts summer visitors and a growing number of year-round residents. Prices in Torre del Mar range from approximately €1,600 to €2,000 per square metre, and the town has good services, a long sandy beach, and easy access to the A-7 motorway.

Vélez-Málaga itself (the inland town) is even more affordable and popular with buyers who want a genuinely local Spanish environment rather than an expat enclave.

La Alcaidesa: Quiet Alternative Between Sotogrande and Gibraltar

La Alcaidesa occupies a unique position on the western Costa del Sol. It is not quite as affordable as La Línea or Manilva, with prices around €3,674 per square metre in 2026, but it offers something different: a quiet, well-maintained residential community with two golf courses, sea views towards Africa and Morocco, and very easy access to Gibraltar.

It sits between the luxury resort of Sotogrande (where prices average €3,753/m2) and the more affordable towns to the west. For buyers who want Sotogrande-adjacent quality without the top-tier price, La Alcaidesa is worth exploring.

What to Watch Out for When Buying Affordable Property

Cheaper properties sometimes come with complications that add to the eventual cost. Before committing to any purchase, a thorough legal check is essential. The key things to verify include:

  • Land registry status: is the property properly registered and free of charges or mortgages?
  • Urban planning classification: is it classed as urban, rustic or protected land? Rural properties in particular can have restrictions on renovation or resale.
  • Outstanding community fees or local taxes: these transfer to the buyer if not cleared at the point of sale.
  • Building licences: has any extension or alteration been legally approved?
  • Energy performance certificate: required for all sales in Spain.
